Protected for perpetuity:
Habitat and heritage conserved on uniquely planned
West Routt Ranch
Yampa River Headquarters Ranch

Sometimes it takes a village to protect a community’s most fragile and unique attributes. Unselfish cooperative partnerships are necessary to preserve the dynamic landscape, agricultural heritage and diverse wildlife habitat of the massive chunk of conservation easement parcels adjacent to and including portions of the 1,700-acre Yampa River Headquarters Ranch.

The conservation efforts start with the 19,000+/- acreWolf Mountain Ranch inWest Routt County —a third of which, including the Yampa River Headquarters Ranch, is either currently placed under conservation easements or in the process of becoming managed as one in the next year. Combine that with the neighboring Yampa Valley Land Trust easement on the Nature Conservancy’s 950-acre Carpenter Ranch, the connecting Colorado Division ofWildlife easement and the two adjacent family ranches with land placed under easement and the result is a low-density oasis of minimal development amid over 8,500 prime acres conserved in one contiguous block along miles of the Yampa River.

Located 18.2 miles west of Steamboat Springs on U.S. Highway 40 and then easily accessed off RCR 70, the 1,700+/- acre ranch includes 134.8 acres of un-eased property entitling the owner to build on three separate and distinct sites. The property also includes 3.13 channel miles along the Yampa River, the private and protected 101-acre Elk Island and senior water rights (10 cubic feet per second) from the Gibralter Ditch.

Because the ranch was an integral part ofWolf Mountain’s cattle operation before it moved handling facilities to a central location, the plentiful riparian environment, irrigated ground and extensive remaining buildings — from hydraulic squeeze chutes to working corrals and a certified livestock scale — provides an excellent opportunity for ranchers looking to run purebred cattle or horses. A new owner could be a sportsman that enjoys hunting and fishing in addition to being a true “ag” operator in Routt County. Note that the ranch has been master planned with the owners in hopes of keeping the ranch in production. An owner who wants close proximity to a major airport, can fly to the Yampa Valley Regional Airport and be within minutes of their ranch.Whether the cattle or horse operation is leased out or owner run, the ranch also provides plenty of prime habitat for the “feathers, fins and four-leggeds” from the diverse riparian environment to the pristine meadows which lead up to a dramatic ridge marking the eastern boundary of the ranch.

DOW area supervisor Jim Haskins, who helps manage some of the Wolf Mountain Ranch conservation easements on the Yampa River Headquarters Ranch, noted the easement’s protection of grouse habitat. The area contains breeding leks for Columbian sharp-tailed and greater sage grouse, as well as nesting and brooding habitat, which is critical habitat for both species. The terrain is also very important as transitional range for mule deer, pronghorn and the significant migratory members of the Bears Ears elk herd—the second largest in North America—many of which winter on the ranch.

In addition to the wildlife habitat, Geoff Blakeslee, the Nature Conservancy’s Yampa Valley project director, noted the rare and intact riparian forest along the section of the Yampa flowing through the neighboring eased areas which combines narrowleaf cottonwood, box elder and red-osier dogwood. There are only a few examples of that forest type on the planet and the ecosystem that plays home to over 100 bird species including golden and bald eagles has been identified by (The National Audubon Society) as a significant birding area.
